Help for buyers – to identify a property for purchase suitable for your requirements:

For intending resident buyers:

£200 without visits, up to 2 months of search; £500 including up to three visits within Greater London, Bedfordshire, Cambridgeshire, Northamptonshire and Buckinghamshire. Additional travel costs further afield.

For investors:

Identify a suitable property to requirements – £200 per property, including legal analysis, without viewing. I can supply three potential alternatives and you choose which ones to analyse closer.

£500 with a viewing, further to legal analysis, including photo/video report (can be £200 first, and a further £300 if required).

£100 – Legal pack analysis only (auctions), with investigation (remote) if necessary.

For sellers:

List your property for sale for ONLY £250 , including: listings on Zoopla and Rightmove (Rightmove listing enquiry calls have to be initially answered at OUR landline, which is their condition of service), and professional photography. It is the condition of property listing sites that our employee personally view every property listed, so this is by appointment only, and available only in Greater London (TFL zones 1-6), Bedfordshire and Northamptonshire. I am not kidding about professional photography though, I am having my daughter do those visits, and she is a Photography student at Middlesex University.

**Please note, this does not include further services (e.g. conducting viewings, negotiating or sales progression). Those are available to investor sellers only (circa £20 per viewing/ £100 per open house depending on location, negotiation and sales progression – let’s talk).**

Other

I can occasionally assist in sales progression, letting (following purchase), tenant relations (for landlords), and leaseholder relations in respect of disputes involving charges for ground rent, maintenance and major works. Let’s talk!

Please note, if you are a tenant, I do not routinely engage in rent and repair disputes with landlords, but might do if you are an immigrant within the last 10 years, and your landlord is a local authority or a housing association. For anything of this sort, £50 consultation, and please consider that advice may be available for free via Shelter, a non-profit organisation (shelter.org.uk).
